Solution:

  •         Red Hot and Blue retained Larsen Retail to find a new, prime (trophy) location

  •         Larsen located approximately 20 suitable opportunities over a twelve week period

  •         Larsen negotiated the letter of intent and the lease achieving a ‘better deal’ than the owner had expected

  •         Larsen retains a future assignment to locate the next Red Hot and Blue location for this franchisee

Challenge:

  • Find retail locations for franchised Kumon Math and Reading centers in locations above


Solution:

  • Kumon corporate and several Kumon franchisees retained Larsen Retail to find a new locations to relocated existing facilities

  • Larsen located approximately five to eight suitable opportunities for each location within a period of two weeks after receiving the assignment

  • Larsen Retail qualified all prospective tenants with Larsen Retails Lease Application and submitted same to landlords

  • Larsen negotiated the letter of intent and the leases achieving, with each tenant receiving a landlord-provided turnkey buildout

  • In one instance Larsen Retail negotiated the purchase of office condominium(s) for a franchisee

  • Larsen retains a future assignment to locate the future Kumon locations in the greater DC market

Challenge:

  • Find a first-class retail location for a start-up business owner in Arlington, Virginia

  • Review and edit owner’s business plan to ensure the owner’s financing was sufficient for the project; discovered planned and bank-committed financing was insufficient


Solution:

  • Assisted owner as business advisor to meet with lender to expand credit facility

  • Successfully negotiated with lender on owner’s behalf to reduce guaranty requirements

  • Created sources and uses of startup fund requirements

  • Revised owner’s business plan to be suitable for lenders and landlords – creating a viable “package” for a business entity that lenders and landlords would find appealing

  • Located approximately five suitable opportunities immediately

  • Negotiated the letter of intent and the lease, including working with the tenant’s counsel to close the lease.  Received nine (9) months of free rent plus a landlord cash contribution of $22.50 psf

  • Recommended architect and managed design process

  • Larsen Retail reviewed, edited and revised the owner’s business plan to ensure the owner had a viable “package” for a business entity that lenders would find appealing

  • Assisted owner as business advisor to meet with lenders known personally to Larsen Retail

  • After introductions to four (4) lenders, owner received three (3) offers for financing
