BDM (later Northrop Grumman) occupied 310,000 sq. ft. (two legacy buildings) in Tysons Corner, Virginia. Their goal was to relocate their headquarters, reduce rental obligations, and achieve a more favorable work environment for their employees.
The Larsen team negotiated a very low cost lease for a premier build-to-suit building located at a highly visible location along the Dulles Airport Road at Reston Town Center. The rental obligation was reduced by approximately $1 million annually ($10 million over 10 years) for a 13% reduction in overall occupancy costs, while simultaneously increasing the personnel by 20%. Overall, occupancy costs were lowered by $2,100 or 28% per employee.
