Challenge:

ITT Educational Services was looking to open their first college campus in Virginia.  The challenge was finding a suitable building or land site centered in the area of their target demographic with easy access, correct zoning, abundant parking, and a low-cost rental rate.

Solution:

After an earlier engagement for a location in Maryland, ITT again retained the Larsen team.  We searched representative demographic areas locating a site in Springfield, Virginia. We negotiated the site procurement, engaged a developer and constructed 33,000 sf with ITT only paying for 27,000 sf until years later when they would need the expansion.
